Replacement Window Sashes

Replacement window sashes are often a less expensive way to repair windows in a period home. This method also has the advantage that it leaves the windows looking exactly as they did when the house was built. It also possible to have the window sashes built to modern standards so that the windows perform on a par with modern energy efficient window designs.

Most older homes have "single hung" or "double hung" vertical windows. The single hung window has the lower sash which moves up and down. The double hung window has both the upper and lower sash moveable. In both cases the moving sashes are balanced with either sash cords and weights or spring loaded sash balances. Removing the old broken sashes is not usually more difficult than removing the interior wooden trim that holds the sash in place. If the sash glass is broken and the sashes do not close properly and are drafty, but the window sills and jambs are still in good condition, replacing the sashes is probably a good idea.

Most large cities have carpentry shops which specialize in the reconstruction of old window sashes. There are even hobbyist craftsmen who may undertake the work for a very reasonable price. The most important consideration is that the new sashes must be made exactly the same dimensions as the old. The fit of the old sashes should also be carefully checked to make sure that the windows jambs and sills are square and plumb and are not themselves in need of repair.

Its also very easy for a skilled carpenter to adapt your new sashes to new window weather sealing technology. Vinyl finseals can be added by only using a tiny saw cut to allow their installation. Pile weatherstripping can also be installed in the same way. The sashes may also be thick enough to accomodate modern sealed glass units. Its best to discuss these items with the window builder so that you end up with a window that is as good as a brand new energy efficient window.
